Sell your home without the stress of stalled negotiations, excessive underbidding, and other irritating setbacks by scheduling a Pre-Listing Inspection. We’ll evaluate the home for existing defects, giving you a chance to make repairs as you see fit to make the home as marketable as possible. You’ll also be in position to keep prospective buyers more factually informed so that their own inspection doesn’t sow distrust during final negotiations.
New Construction Inspection
We offer this inspection service to provide prospective home-buyers with an unbiased opinion about the newly constructed home’s condition. The inspection will need to take place before the builder’s final walkthrough, allowing us to diagnose issues while you still have time to negotiate the repair or replacement of defective components.
Home Maintenance Inspection
To help you keep your home maintained, we can perform a full inspection to highlight areas of the property in need of improvement. Not only will we identify these areas of need, but we’ll also provide helpful home maintenance strategies so that you can confidently take care of the work.
Commercial Property Inspection
This inspection service is a full inspection of structures intended for commercial use, focusing primarily on light commercial buildings such as strip malls, storefronts, and offices. Our inspection will identify and disclose the condition of most readily accessible components, giving you a clear idea of what to expect if you choose to move forward with your prospective investment.
4 Point Inspection
For insurance purposes, you may need to schedule a 4 Point Inspection. This inspection service keys in on four critical components, diagnosing potential issues with the home’s roofing system, plumbing system, electrical system, and HVAC system.
Loan Draw Inspection
A Loan Draw Inspection will help to ensure that construction on a home doesn’t ever break the agreement made between the borrower and the lender. We’ll thoroughly review the terms of the loan agreement, going on to inspect the build multiple times—keeping tabs on the ongoing progress of construction and the materials stored on-site to make sure that the terms continue to be met.
We can come back to inspect specific areas of a home after the seller has fulfilled any project or repair requests. This is all about giving you peace of mind as a prospective buyer, ensuring that defective components have been restored to good condition.
We are certified through NRSB to provide comprehensive Radon Testing for our clients. A state-of-the-art radon monitor will be installed in the home for a period of time to obtain an accurate reading of the current radon concentration. If these levels are shown to be high, radon mitigation will be recommended—as radon gas is known to be a serious health risk when found to exceed a certain threshold as defined by the EPA.
For your safety and peace of mind, we can perform a Water Testing service before you close on a home. Water samples will be collected from the well and tap to be analyzed at a local lab, where specialists will look for evidence of contaminants such as heavy metals, coliform bacteria, nitrites, and nitrates.
Pool & Spa Inspections
Before you buy a home, it’s a good idea to have the pool or spa inspected if such a feature is being included with the property. We’ll inspect the underlying structure, the mechanical components, and the accessory features to ensure that your pool or spa is in good condition and fully ready to be enjoyed by your family.
